Signs You Need a Roof Replacement in Maryland

Signs You Need a Roof Replacement in Maryland

Repairing a roof is something that you might have to do a few times over the years. But what about replacing it entirely? All roofs need replacing at some point, no matter how well you care for them.

Sometimes, a repair is the right answer. But sometimes, the only solution is to get a full replacement. When someone calls us about a damaged roof, they often ask us if we can just patch it. That may be an option, and sometimes it’s the best choice, but not always.

At CRG Roofing and Siding, we’ve seen our fair share of roofs that have been patched three or four times. Each repair bought it some more time, but there comes a time when the roof needs to be replaced. Here’s how to tell when a roof replacement in Maryland is the right choice.

The Age of Your Roof

The first thing we always check is your roof’s age. Every roof has a realistic lifespan, and this matters.

Asphalt shingle roofs last about 20 to 25 years on average. This is just an estimate, and it depends on the materials, installation, and how much abuse it has taken over the years. Maryland can be tough on roofs with the hot summers and freeze-thaw winters, which can shorten the lifespan.

When your roof is under 10 years old, a repair almost always makes more sense. But when it reaches 20 years old, it really depends on the condition. A professional inspection can help here.

At over 20 years old, a replacement is usually worth discussing seriously, even if nothing looks wrong on the outside.

Not sure what your roof’s age is? Check your home purchase records or ask us to take a look. We can usually estimate its age based on the wear patterns.

Easy Signs to Spot

There are several signs you can look out for from the ground. None of these mean your roof definitely needs a replacement, but they can indicate more serious problems. You can often spot them by walking around your property at ground level.

Buckled, Curling, or Cupped Shingles

Healthy shingles are flat. When the edges lift up, called curling, or the middle rises, called cupping, something’s wrong. This means they have lost their flexibility and their ability to shed water.

If you spot a few curled shingles in one spot, this could be a localized problem. But widespread curling could mean the roof is worn out.

Missing or Cracked Shingles

A shingle that’s blown off in a storm is easy to repair. But when the problem is larger, it could be more serious. If you spot bare patches in different places, or cracks across several shingles, this is a pattern that suggests the roofing material could be failing.

Bald Spots and Discolored Areas

A patchy roof with dark spots due to granules wearing away means the shingles are not protecting your roof properly. Dark streaks can be algae, which is common in the humid conditions here. It’s mostly a cosmetic issue, but it can keep moisture against the roof and shorten its life.

Sagging

When the roofline is sagging, it could indicate structural problems, usually from long-term moisture damage. Don’t wait to get this checked because it’s a serious problem.

Granules Everywhere

If you find lots of granules in the gutter, at the bottom of downspouts, or around the house, this is another potentially big problem. Asphalt shingles are coated with granules, which protect them from the sun. As the shingles get older, the granules wash off.

If you find lots, it means your roof is shedding them and essentially losing its armor. On an older roof, a lot of shingles is a warning sign.

Signs from the Interior

You can also spot signs inside. Look at your ceilings and walls for signs of yellow or brown water stains, peeling paint, bubbling wallpaper near the roofline, a musty smell, or mold or mildew that you can’t get rid of. These are all potential signs of a damaged roof.

Go into your attic on a bright day and take your flashlight. If you spot daylight entering through the roof boards, that’s a problem because water can enter holes in the roof. Dark or damp insulation can also mean moisture is entering somewhere.

Repair Is Sometimes the Best Option

We don’t always recommend replacement. Sometimes, repair is the best option. The above are all potential signs of replacement, but you won’t know until you get it checked.

If your roof is not too old and the damage is caused by a storm and limited to a few shingles, repair often makes sense. When a failed seal is the problem, rather than the shingles, repair is usually the right option.

But don’t wait around. If you don’t act on these signs, they can quickly become worse. And it’s always better to replace a roof on your schedule. It’s less stressful than waiting until it fails.
