Complete Maryland Roof Insurance Claim Guide
When the worst happens and you need a new roof, it’s easy to panic. This is one of the largest expenses you’ll face as a homeowner, after all. It might even be the first time you find out that your insurance policy could come in handy after all those years paying into it.
One thing that surprises people we work with at CRG Roofing and Siding is that, while insurance doesn’t cover every problem, it often covers more than you might assume.
Understanding how a Maryland roof insurance claim works is a good idea before you need to actually call your insurer, and it can save you time and frustration.
Before we go into this, one thing to remember is that every policy is different. This is general information, not legal or insurance advice, and your policy documents and insurance company have the final word.
When a Roof Claim Is Often Covered
Most policies cover damage from unexpected events, usually called “covered perils.” For roofs, this means:
- Wind damage – strong storms can lift shingles and tear them off.
- Hail damage – Hail can bruise shingles and knock off granules.
- Fallen trees – A large branch sticking through your roof is often claim-worthy.
- Fire and lightning – Both are usually covered by insurance.
If a strong storm passes over and seriously damages your roof, your insurer may even approve a full roof replacement rather than patching it up.
When Insurance Might Not Pay

It’s not the part you want to hear, but it’s better to know beforehand what might not be covered.
Age
Standard wear over time is not typically covered. Insurance covers damage, not aging, and an old and worn-out roof is something you’ll have to sort out yourself. This could include problems like heavy granule loss and curling shingles.
Neglect
If you don’t keep up good maintenance, like ignoring leaks, your claim could be denied. That’s one reason why regular roof inspection and upkeep are so important.
Cosmetic Damage
If your roof has damage that doesn’t affect its performance, it’s unlikely to be covered.
Previous Incidents
If your roof has been damaged by previous incidents that were not repaired, your claim may be turned down.
Replacement Cost vs. Actual Cash Value
One thing to know about is the difference between replacement cost and actual cash value. Check the details on your policy, because it changes what you’ll receive.
- Replacement cost value (RCV) – This pays to replace the roof with similar materials minus the deductible.
- Actual cash value (ACV) – This pays the full replacement cost minus depreciation for the roof’s age. For an older roof, this can be much smaller.
Other policies might carry a hail or wind deductible, and this could be in the form of a percentage of your home’s value.
How to Get Started with a Claim

When you decide to make a claim, it’s a good idea to follow a set order. Here’s what we suggest:
- First of all, and most importantly, stay safe. Don’t climb onto a damaged roof, and always leave that to the experts.
- Document all the damage. Take dated photos of all the damage on your roof and in your yard.
- Reduce further damage. Get the exposed area covered with a tarp using a professional roofing service, and keep all your receipts.
- Get a professional assessment. We’ll inspect your roof and let you know what we find.
- File promptly. Don’t wait around too long because many policies have reporting deadlines.
- Meet up with your adjuster and share your photos and the findings from the inspection.
- If you are not happy with the decision, ask questions or request a review if the scope doesn’t match the damage.
Keep in mind that deadlines apply to claims. Small leaks can become serious water damage, so check your roof as soon as you can after a storm hits.
